The signing of a visit voucher doesn’t produce obligation on the behalf of the potential buyer.
It just allows us to show at the salesman that his property has been presented to that person through our work.
The initial mandate of sale signed by the seller therefore applies automatically if you want to buy his property. It is this mandate that provides compensation for our work by the seller.
A seller who does not respect its mandate of sale and deals directly with the purchaser presented by the estate agent is liable to damages in an amount at least equal to our fees. The possible fraudulent collusion of the purchaser may also be sought.
